When it comes to opening a business, unless you buy a building, most chances are you’ll be renting or leasing the space. When it comes to leasing business space, it’s important to get everything in writing.

You’ll want to list things like the terms of the lease and how much rent will be, along with how the space will be used.

Who will handle the maintenance of the building, not only including things like plumbing issues, but also things like who will be out there shoveling the snow in the winter time. These things need to be in writing as well. Who is paying for utilities?

There may be strict rules of subletting, so if things don’t go so well, you’ll need to know if you can sublet the unit.

Inspection is another area that needs to be in writing. The property own should be able to come in and inspect the building and premises, but you may want it written that it can’t be during business hours.

There are so many details when it comes to leasing, and this just lists a few. Make sure you do your research before signing that lease agreement! What about tax increases by the city or county? Who will be paying the difference? Don’t overlook any details!
